King Alfred
These designs were produced to enable an informed discussion between local community and the Council about a community-led proposal for new homes above a comprehensive integrated redevelopment of the whole site for a new leisure centre with restaurants, cafes and shops, offices centred around new public streets and squares, as well as above and around the leisure centre. The existing King Alfred buildings are known to be in dangerously poor condition, but we have retained the basement which will be used for parking and community uses (subject to consultation).
We propose 4 to 8 storeys above the ground floor uses using the TopHuis® system. This option shows the same sized leisure centre as the council's planning application, but better integrating the 400 new homes, instead of squeezing the homes onto the eastern half of the site. It is a starting point for discussions with the neighbours, potential residents and planners as the design evolves.
The sociable deck access gives space to grow plants, improve biodiversity and allow people to get to know their neighbours whilst also protecting the building from extreme sun and rain. There are always two separate escape routes in an emergency.
